Eagle's Pointe

Overview

The Estates at Eagle’s Pointe is a rental community with 574 units located in Peru, Indiana, about 65 miles north of Indianapolis. Originally built in the 1960s as military housing for Grissom Air Force Base, the property includes duplexes and townhomes.

In 1994, the base was reclassified as a reserve facility, and in 1997, the military housing was privatized and sold to a private developer. This developer renovated and sold about half of the units to individual homeowners and small investors. When sales slowed, the remaining units were sold as a portfolio to another developer, who began renting out the units.

The current owner started acquiring units in 2009, purchasing 134 units initially and adding another 449 units in 2011.

The Estates at Eagle’s Pointe feels like a true neighborhood, complete with parks, sidewalks, and winding streets. The rental units are mixed in with homes owned by individuals.

The buildings have pitched roofs with asphalt shingles, and nearly half of the roofs have been replaced in the last four years. Some units feature vaulted ceilings and private patios or wood decks.
